The client’s overriding concern was the safety of their staff. They sought clear assurances that any asbestos‑related risks would be identified, appropriately managed, and effectively mitigated. 

OBJECTIVES

Identify any Asbestos Containing Materials (ACMs) present within the building
Ensure the building is safe for all staff and visitors
Enable staff to access low‑level walls for storage without exposure to asbestos risks
Comply with HASWA 1974 and CAR 2012 regulations

WHAT WE DID

Initial Air Testing

Early air monitoring identified elevated fibre levels, indicating potential asbestos disturbance and the need for further investigation

Pre‑Survey Walkthrough

A joint walkthrough with the client identified suspect materials and helped define the scope for further intrusive investigation

Full Asbestos Survey

A comprehensive survey of the warehouse was undertaken to confirm the presence, extent, and condition of asbestos‑containing materials

Management & Strategy Development

Survey findings informed a detailed asbestos management plan and a removal strategy aligned with the client’s operational requirements

Contractor Engagement & Removal Works

Joint site visits and informed scoping enabled accurate contractor proposals, with removal works managed through to completion

Ongoing Air Monitoring

Monthly air testing was implemented to verify control measures and provide continued assurance that remaining ACMs pose no airborne risk

FINDINGS & RECOMMENDATIONS

Key Findings 

  • Air Monitoring: Elevated fibre readings were detected at high level, helping pinpoint the likely source of contamination. 
  • Refurbishment Survey: Significant contamination of wall surfaces was identified, including hidden insulation not detected previously. 
  • Removals Oversight: No additional unexpected findings were recorded during the monitored removal works. 

The severity of these findings made it clear that remediation was essential to allow the client to safely use the space for daily operations. The results underpinned all subsequent planning decisions and reinforced the need for careful long‑term management of the remaining ACMs. 

We presented the client with a range of actionable recommendations, including: 

  • Encapsulation of certain ACMs 
  • Full removal where feasible 
  • Removal of low‑level contaminated walls 
  • Ongoing management of high‑level ACMs through restricted access and monthly air monitoring 

These recommendations have helped shape a sustainable long‑term compliance strategy and ensure a safer working environment for staff.

The partnership has enabled the safe and effective use of the building to its full operational capacity while improving overall knowledge and awareness of asbestos management across the site.
