FINDINGS & RECOMMENDATIONS

- Air Monitoring: Elevated fibre readings were detected at high level, helping pinpoint the likely source of contamination.
- Refurbishment Survey: Significant contamination of wall surfaces was identified, including hidden insulation not detected previously.
- Removals Oversight: No additional unexpected findings were recorded during the monitored removal works.
The severity of these findings made it clear that remediation was essential to allow the client to safely use the space for daily operations. The results underpinned all subsequent planning decisions and reinforced the need for careful long‑term management of the remaining ACMs.
We presented the client with a range of actionable recommendations, including:
- Encapsulation of certain ACMs
- Full removal where feasible
- Removal of low‑level contaminated walls
- Ongoing management of high‑level ACMs through restricted access and monthly air monitoring
These recommendations have helped shape a sustainable long‑term compliance strategy and ensure a safer working environment for staff.
