Trinity Academy – The City of Edinburgh Council

Client The City of Edinburgh Council
Location Edinburgh
Project Type Demolition Asbestos Survey

The City of Edinburgh Council commissioned a demolition asbestos survey at Trinity Academy, a secondary school. The focus was on the middle block, which was scheduled for demolition, while the rest of the school remained operational. The project required careful planning to ensure safety, minimise disruption, and comply with health and safety regulations.

OBJECTIVES

Identify and assess any asbestos-containing materials (ACMs) within the demolition zone
Prevent exposure to hazardous materials during demolition
Ensure the safety of students, staff, and contractors
Comply with legal obligations for asbestos management in educational settings
Manage additional safety and logistical challenges, including working at height and within confined spaces

WHAT WE DID

01

Access Planning

External high-level areas were accessed using a truck-mounted MEWP (Mobile Elevated Work Platform), while internal high-level areas were reached using a mobile tower scaffold.

02

Confined Spaces

Ducts requiring inspection were classified as confined spaces. A full risk assessment was carried out, and specialised equipment, including escape kits, was used.

03

Safety Barriers

To prevent unauthorised access and cross-contamination, physical barriers and screens were installed to separate the survey area from active school zones.

04

Sampling Strategy

Sampling was conducted in accordance with HSG264 and internal procedures. Areas with historical or architectural significance, such as original roll boards, were preserved and handled with care.

05

Specialist Support

A licensed asbestos removal contractor was engaged to safely cut through concrete ducts in the swimming pool area to allow access for inspection.

FINDINGS & RECOMMENDATIONS

Low-risk ACMs were found in various locations, including floor adhesives, felt beneath window sills, gaskets on pipework, and textile-wrapped cables in ducts.

But all identified ACMs were in a stable, low-risk condition.

All planned areas were accessed successfully due to thorough pre-survey coordination.

It was recommended that ACMs should be removed prior to demolition, and if demolition is delayed beyond three months, ACMs should be monitored and managed in place with restricted access.

Strict PPE protocols were followed, including the use of disposable overalls, respirators, and confined space safety gear. The site was left clean and safe after the survey was completed.

OUTCOME

The survey successfully identified all ACMs within the demolition zone, enabling safe planning for demolition. The client expressed appreciation for the smooth and professional execution of the project.
