The City of Edinburgh Council required asbestos survey works at Wester Hailes Education Centre ahead of planned demolition and major refurbishment. The project involved surveying one building scheduled for demolition, alongside instructed areas of another building including the pool, changing rooms, offices, boiler room and pool plant room.
OBJECTIVES
WHAT WE DID
Scope Visit
Completed a site visit with the client to agree the survey requirements, areas and working hours.
Site Attendance
Attended site with a Project Information Manager and surveyor.
Safety Briefing
Carried out a toolbox talk before starting the survey in line with the agreed scope.
Sampling and Analysis
Collected samples for analysis in line with HSG264 and HSG248 guidance.
FINDINGS & RECOMMENDATIONS
The survey identified asbestos-containing bitumen adhesives and AIB header panels.
Chrysotile and Amosite asbestos were identified, with the materials recorded as being in good condition and assessed as low to medium risk.
Complete removal was recommended, with materials to be managed within the asbestos register until removal took place.
No immediate remedial actions, such as encapsulation, were required at the time of the survey.
OUTCOME
The survey identified asbestos-containing materials that required removal before refurbishment and demolition works could proceed safely.
The project was delivered on time and in line with the client’s project milestones, supporting a safe and compliant approach to the planned works.
